First of all.....a 9% Monthly Property Management Fee.
This fee includes:
Collecting monthly rental payments in a timely manner.
Keeping accurate records of all monies collected and paid on your behalf
(RE: repairs, HOA fees, etc)
Mailing or Depositing your rent proceeds in a timely manner.
Maintaining thorough and accurate records in regards to Tenant Leases and Property Information
Tenant Credit Check and 100% Renting History Verification
Verification of Tenant’s Employment and Salary, if a military ID is not available. ·
Inspections: Inspections will be performed Bi-Annually. Reports are then emailed to you in .pdf format, and includes any recommendations as to what repairs or changes should be made to the property, if any. If there are repairs or damages discovered during the process of the Inspection, pictures will be taken and emailed to the Homeowner with recommendations.
Evictions and Ejections: Rent is due on the first of the month and considered late on the 6th. If the Tenant has not contacted our company by the 7th of the month, a letter will be mailed to the tenant stating that they have until the 10th to make restitution for rent, plus late fees. If Tenant does not comply, Crossroads Realty will begin eviction proceedings on your behalf, and represent you in court.
· Advertising and Marketing: Crossroads Realty will market your property to the best of our abilities, to get you a Tenant in place in as timely manner as possible. Ads will be included in such locations as: 1) www.CrossroadsCarolina.com 2) www.REMilitary.com 3)www.Trulia.com 4) www.Realtor.com

“For Rent” signs will be placed prominently in your yard, along with directional signs, as needed. Most companies only place a single picture of the exterior of the home on the MLS. We market your rental property as if it were “For Sale” with interior and yard pictures, as well.
